Southern California’s Rainy Season Has Already Exceeded Normal Amounts of Rainfall
In November 2019, almost all Southern California has exceeded its average rainfall. San Diego recorded 2.72” of precipitation in November. Los Angeles County is 0.16” over average, and Riverside County has exceeded 2018’s rainfall by 0.88”!
Since the recent rains, our construction defect law firm has been getting many phone calls from homeowners and homeowners associations experiencing leaks. A leak may not show itself instantly, it could take days for the water to find its way through a property.
Take extra care to examine your ceiling for dark or brown spots. This could be a sign of a slow-moving leak. The below photo is an example of something you may see.
Roof leaks may be caused by, workmanship issues with roof construction, faulty roofing materials, or improper gutter installation, but is not limited to only these issues. Roof decks and second or third floor balcony decks can also allow water intrusion into a lower floor. Ponding on flat commercial roofs can also be problematic.
If you notice something like this in your home or community, do not hesitate to contact us. You do not want to wait, as there could be mold which will grow quickly.
In addition to roof leaks, the heavy rains may cause landscape drainage and soil issues, which could be construction defects. Water may not be flowing around your property or community in the correct manner. Water should not be hitting your foundation or sitting for long periods of time. If you see excessive ponding, this could be due to a larger problem around the property.
