While Home, Check for Construction Defects During Southern California’s Rainy Season
In January, we noted how Southern California had exceeded its average rainfall for November. It has been more of the same since our last update. As of the writing, March 20th, we have had 4.73 inches of rain fall in San Diego during 2020*. As you know, we are still in the rainy season, more is in the forecast.
With the Gov. Newsom’s recent orders for all Californians to stay home, there may not be a better time than now to perform a visual inspection on your property. Look at gutters, roofs, and drainage around your property.
When showers stop, check for ponding. Ponding can be signs of underlying problems. Ponding on a street can be caused by improper soil compaction, which can lead to rapid deterioration of street surfaces.
Ponding on a patio deck is also problematic. Water should never sit on a deck; it should drain away from the home or door. Standing water can flow negatively, into your home through door jams, and ruin flooring or carpets, if not diverted properly.
Flat roofs are a concern during this wet time. Ponding on flat roofs can cause leaks into your home or commercial property. If it is safe, check your roof, for standing water.
If you suspect water is not draining, take photographs and videos, then give us a call to discuss. Water should not stand or pond, it should always drain or be diverted away from living areas.
