The San Diego Rainy Season Tests Hidden Construction Defects
As many Southern Californians know, The rainy season of the year lasts for 5.9 months of the year, from October 25 to April 22, with an average 31-day rainfall of at least 0.5 inches. The month with the most rain in San Diego is February, with an average rainfall of 2.3 inches.
2023 is shaping up to be right on track. While San Diego has average 266 sunny days per year compared to that the US average of 205 sunny days, they still see 11.7 inches on average per year especially between January through March. Just last week, The cold windy Pacific storm that drenched much of San Diego County late Tuesday night and Wednesday pushed seasonal rainfall at San Diego International Airport above average for the first time in three years, according to the National Weather Service.
With that being said, when it rains on a consistent basis, this is the ideal time to do a visual inspection on your property. Look carefully at gutters, roofs, and drainage around your property for water related issues – any cracks, leaks, pooling.
When showers stop, check for ponding outside the building. Ponding (pooling of standing water) can be signs of underlying problems. Ponding on a street can be caused by improper soil compaction, which can lead to rapid deterioration of street surfaces.
Ponding on a patio deck is also problematic. Water should never sit on a deck; it should drain away from the home or door. Standing water can flow negatively, into your home through door jams, and ruin flooring or carpets, if not diverted properly.
Flat roofs are a concern during this wet time. Ponding on flat roofs can cause leaks into your home or commercial property. If it is safe, check your roof, for standing water.
