Tips On Expansive Soil: How To Avoid Foundation Problems As A Home Owner
A few weeks back, we wrote an article about what Expansive Soil is and how it can create problems for your foundation along with what to look for if your home builder or developer was negligent during the build process.
We wanted to follow up with that article and share with you some daily home to-do’s you can do to avoid these problems with some common maintenance practices. One of the most common reasons for foundation problems is the presence of water. Having a well-controlled groundwater level can help minimize the risk of foundation issues along with:
- Make sure that your gutters aren’t clogged with leaves and other debris. If they are, the water will spill over the house’s side and onto the foundation.
- You should refrain from planting flowers, shrubs, or other vegetation near the foundation of your house. Although these can look pretty, they can also contribute to the soil’s moisture by being water-logged.
- A drain tile system can help improve the drainage of your foundation. It works by channeling excess moisture into a sump pit, which then flows away from the foundation through a sump pump or gravity. When it’s time to waterproof your foundation, nothing is better than installing a drain tile.
- A gutter should be connected to a bubbler pot that’s about 10 feet away from the foundation. The runoff from the gutter will then go toward the pot, which will release the accumulated water.
- Before you can release the water, you should first install downspout extensions, which are easy to install. They can help channel the water away from your foundation.
- Lastly, you should also make sure that the slope of your yard is away from the house. This will help prevent water from flowing toward the foundation.
